Dubai Tenants Struggle with a Second Year of Steep Rent Increases

Dubai tenants are feeling the pinch as rent prices continue to rise for a second straight year. Many are now paying 10–20% more than they did just a year ago. These increases follow the latest update to Dubai’s Rental Index, which allows landlords to charge closer to current market rates.

Why Are Rents Going Up?

The Real Estate Regulatory Authority (RERA) revised the Rental Index in March 2024. This update reflects higher market demand, and landlords are quick to raise rents. As a result, Dubai tenants are finding it harder to afford new rental contracts. Many prefer to renew existing leases, even with slight increases, to avoid paying even more for a new place.

Which Areas Are Most Affected?

Affordable communities are seeing the biggest jumps in rent. For example, apartment rents in Discovery Gardens have gone up by 32%. Dubai Sports City follows closely with a 28% increase. For villas, Jumeirah Village Circle tops the list with a 40% rise, while The Springs and The Meadows saw a 14% hike.

What Does This Mean for Dubai Tenants?

Many Dubai tenants are staying put rather than moving to new homes. Lease renewals rose by 14% in the second quarter of 2024. That’s because renewing is often cheaper than starting a new rental. Villa rents have mostly stabilized, rising 13% year over year. However, apartment rents jumped by 22% in the same period.

Is the Market Calming Down?

Although rents are still climbing, the pace is slowing. Last year saw sharper increases. Now, while prices continue to rise, they are not spiking as fast. Still, household incomes haven’t kept up with the growing cost of living. As a result, many Dubai tenants have less disposable income than before.

What Can Tenants Do?

Dubai tenants should track rental trends and consider renewing leases early. This can help lock in lower rates before another increase. With the market still in favor of landlords, being informed is the best defense against rising rents.
